FARM BUSINESS TENANCY
The tenancy document will be based upon a Standard RICS Farm Business Tenancy Agreement. The main terms will be:
1) Commencement Date
The commencement date shall be 11th October 2018.
The tenancy shall be for a fixed term that will terminate on the 10th October 2026.
3) Rent Payable
The rent will be payable half yearly in advance due on the 11th October and 5th April each year.
The tenancy will be available on Full Repairing and Insuring terms., including provision for the tenant to slub out all of the field ditches at least once during the term of the agreement.
Rights of holdover will be granted in the final year of the tenancy.
This is a commercial letting open to all farmers and farm businesses with no restrictions or selection criteria as to the age or farming experience of prospective tenants.
There will be no payment due for tenant right upon commencement of the tenancy. Dilapidations will be payable by the outgoing tenant at the end of the tenancy period where applicable and appropriate.
BASIC PAYMENT SCHEME
The land is let without Basic Payment Scheme entitlements.
The land is not included within any environmental schemes and is therefore sold free of any on-going management restrictions.
All of the land is subject to drainage rates, payable by the tenant to the North Level Internal Drainage Board.
WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is let subject to, and within the benefit of all existing rights, easements and wayleaves, whether referred to specifically in the particulars or not.
