Tenants
The process to rent a property through Richardson is simple and everything you need to know is below.
Before taking a tenancy an application form needs to be completed with full reference and credit checks are taken up by Homelet (Referencing Company). As per Government legalisation which came into effect on 1st June 2019 no fees are now payable.
A Right to Rent check is also required at the start of the application. Details of this can be found on the Gov.UK website
Landlords
Our specialist lettings team based in Stamford is able to deal efficiently with all aspects of letting houses, flats, apartments and cottages. Offering a range of services to suit individual needs either for management of properties or advice with property portfolios.
We have a wealth of experience and will gladly visit you, without obligation, to give a rental valuation and provide the information necessary to make what is, after all, a major decision regarding your property.
In letting your property we provide:-
Free Initial Consultation
In the first instance we visit the property and provide a free initial assessment of the monthly rent that you can expect to achieve.
Landlord Instruction
We will discuss the letting service most suited to your individual requirements, before completing our “Terms of Appointment” that will document fully the services and charges. This is a legally binding document that will protect you as a Landlord from any hidden or additional costs.
Marketing Your Property
Fully inspect the property in order for us to prepare details then consult with you and agree the monthly rent to be charged for an in-house brochure to be produced.
Advertising will be in the Rutland & Stamford Mercury, Rightmove, OnTheMarket, Globrix, Thinkproperty, Propertylive, Findaproperty and our own website, together with a “To Let” Board.
Application Process
All applicants are fully vetted by Homelet, a leading referencing Company in the UK.
Tenancy Agreement
As members of the Royal Institution of Chartered Surveyors (RICS) we use the most up to date Tenancy Agreement that fully embraces the legislation in the Housing Act 1988 and 1986.
Deposit
We will collect and retain a deposit equivalent to 5 weeks rent payable, in our capacity as “Stakeholder”. The deposit will be held in our clients account (non-interest bearing) and will then be registered with The Dispute Service (TDS), a fully approved company handling private sector deposits and fully compliant with the Housing Act 2004 legislation.
Fully managed service we will, in addition to finding a suitable tenant:
- Collect the monthly rent and forward this to you in the form of a rental statement
- Carry out regular property inspections
- The first inspection will be carried out two months after the tenancy start date
- a further inspection at six months, then on an annual basis
- In the unlikely event that we find anything untoward during these visits we will inform you accordingly.
- Arrange routine repairs/maintenance from our list of approved Contractors
- Organise the annual Gas Safety Check with our approved Contractors
At the end of the tenancy we will carry out a final inspection and will advise on the distribution of the deposit having regard to the initial inventory.
For the fully managed service our fees are 9.6% – 14.4% incl. VAT (8% – 12% excl. VAT)
